StorPlace Self Storage Provides More Storage Tips

The first thing is to find the nearest StorPlace Self Storage facility and go ahead and secure your space.  Tenants  choose StorPlace Self Storage because they  already know they are the best. And when I say secure, I mean pick the size you  need and go ahead and rent it. This way, you  don’t have to worry about if they will have the right size, and you  will already know where to go when you  come back to put your belongings in the space. Go ahead and get all the boxes you need and anything else like mattress covers, tape, newsprint and bubble wrap.  The name of the game is convenience and one stop shopping. All StorPlace Self Storage facilitie are located in Middle Tn. including Franklin, Murfreesboro, Hendersonville, Hermitage, Bellevue and Goodlettsville already have everything s located in you need. Why do you  need to go anywhere else?

Now that you  have all your moving and packing supplies you  can get to work packing your belongings. I like to use smaller boxes like the 16×12.5×12.5. They are perfect for things like dishes, books, compact discs, DVDs or even those old vinyl records you might still have. The idea is to keep your heavier things in a smaller box so it is easier to move and a lot easier to stack. Of course, for your lighter things like lamp shades, bed linens, towels or pillows, you can use a larger box like the 24x18x18 or even the 24x18x24 if needed. They will stack very well also if packed correctly.

Now let’s talk about the mattress and box springs.  If there is one thing I hate to see, it would have to be a person putting their mattresses and box springs into a storage unit without using any kind of protection.  This drives me crazy. In my opinion, if you don’t protect your mattresses and box springs, you may as well throw them in a dumpster. They are going to get dirty and they are also going to get little creepy crawlies on them and in them that  you can’t even see with the naked eye.  And that’s the last thing you  want to think about when you  lay down at night to try to get some sleep.  So you always want to use a mattress cover no matter what. And guess what?  You can them in many shapes and sizes at StorPlace Self Storage.

Another thing  you want  to use would have to be the shrink wrap. This is a clingy heavy duty plastic that is like cling wrap that we all have in our kitchens at home. You can wrap all of your larger furniture in it. It will also keep the drawers in your dresser and chest of drawers from sliding out when they are in transit from point A to point B. It will also help keep these things from getting scratched and scuffed as well. It may even save the sofa and chair from rips and tears.

Now  that you are  packed up and ready to store  your belongings here are a few things you may want to keep in mind. Insure your property. You can get property protection at any StorPlace Self Storage location in Nashville. If it’s worth storing, then it’s worth insuring. Your belongings are even covered during transit.  And there is a zero deductable. You can’t beat that.

When loading the unit you want to put the larger furniture in the back. You know things you are not to going to need to get to for a while. Also, I would cover any big ticket items like a Plasma or LCD TV with a blanket and tuck it safely in the back of the unit. If someone does break into your unit, they won’t see that nice television.  Put anything you may have to come back for in the front of the space. If you label your boxes, it will be a lot easier to find what you need.  So if you can’t live without your favorite pots or pans, they will be safely packed and stacked in the front of the unit for you to pick up whenever you need them.

You may even lay a nice flashlight out in front for your convenience when you  need to see better in the space of course. Just think about it when loading the space. Am I going to need this soon or not? It can really be that simple. You can even ask the friendly StorPlace Self Storage staff what they think. They are always happy to help. Good luck and happy storing!

The Benefits of Self-Storage Tenant Insurance Part II

Limited financial liability. Another option is for you to act as a landlord by accepting or retaining some limited responsibility in your rental agreement. We are not talking about offering insurance to your customer. The concept is for you to accept or retain some responsibility as a service provider, and permit your customers some limited compensation for their loss as part of your rental agreement.

Your agreement probably contains a non-liability provision, and your rental charge has been set in contemplation that you will not have to respond to property damage issues raised by your customers. A number of self storage operators are currently backing away from the typical lease, eliminating any responsibility by offering customers the option of having the operator accept or retain some limited financial responsibility for damage to property in exchange for a modest increase in rent. The increased rent is charged to fund the payment to customers for damage to stored property.

[Note to readers: StorPlace now offers StorPlace Protection which partially transfers a limited amount of liability back to StorPlace. $2000 of StorPlace Protection can be purchased for as little as $8 more rent per month.]

When your roof leaks or a storage unit is burglarized, even the most reasonable tenants will tend to believe that you have failed to provide them with the service in which you have been paid. Operators who choose to retain or accept limited financial liability for damage to customers’ property through their rental agreements have an option of purchasing insurance to transfer part or all of this contractual liability to an insurance company.

Act Now

While the tenant insurance options discussed in the preceding paragraphs will often work to avoid tenant disputes and litigation or even provide an additional layer of legal insulation to the self-storage operator, the alternative of accepting some limited responsibility to resolve claims for property damage will go further in resolving the customers’ expectations of the service in which you have charged them.

The concept of the storage operator’s ability to accept or retain responsibility for stored property has also been challenged in the regulatory arena. Concerns are being brought to regulators’ attention by an insurance provider that storage unit operators are crossing into the business of insurance.

However, as of the writing of this article, states that have thoroughly reviewed and taken a firm position on the issue, with the notable exceptions of New Jersey and Texas, have come to the opinion that an operator may either accept or retain limited responsibility for stored property within the context of their rental agreements and may charge for this assumed or retained financial liability. The concept remains an unresolved issue in some states including Connecticut, Kentucky and Pennsylvania.

Let’s return to the original premise of this article: most self-storage operators do not offer their customers a tenant insurance option or a lease that retains or assumes some responsibility for damage to stored property, and most of those operators who do not claim it is too much trouble to do so. This is a matter of customer service, of meeting customer expectations, and avoiding problems arising from the inevitable property loss.

The optional solutions are simple to implement and will either cost you little or nothing, and could increase your revenue stream. If you are one of the majority of operators who do not currently offer your customers some way to recoup for their losses to property stored in your facility, put down the magazine, pick up the phone and call your insurance provider.

StorPlace Self Storage Offers Clients Property Protection Insurance and Explains the Benefits of Self-Storage Tenant Insurance:Part I

This should be a cost-effective wake-up call. According to a 2008 survey, 73 percent of self storage operators do not offer a storage insurance option to their tenants. This same survey suggests that 52 percent of the operators not offering insurance to address property damage or theft claims believe it is too much trouble.

The truth is you can avoid trouble and maintain good customer relations by offering your customers an insurance option, or by retaining some limited financial responsibility and responding to your customers in a positive manner when their property is damaged.

Understanding Liability. The self-storage industry has worked hard to develop a strong wall of legal insulation for the self-storage operator. Statutes in most states now recognize the limited liability of the operator for loss or damage to tenants’ stored property. Many states laws are further enhanced by a provision the operator may include in the rental agreement that eliminates their legal liability for negligently caused damage to stored property.

These protections work well in theory but are often challenged in practice. Your agreement may be clear that you take no responsibility for your customers’ stored property, but when the agreement conflicts with what your customer feels to be fair and reasonable after a loss, an argument and a legal challenge may follow.

Insurance for tenants’ stored property was developed almost 30 years ago at the request of self-storage operators as a way to deal with liability issues. When your customers have a way of being compensated for their loss or damage, their motivation to argue, complain and sue is often eliminated. Rental car companies and phone service providers understand this, and so should you.

There are many ways for you to provide this service to your customer. Let’s look at your options.

Brochure applications. The oldest and perhaps simplest option is to provide your customers a brochure that will allow them to purchase insurance on their stored property through a postage-paid mail-in application included in the brochure.

A more recent but equally simple evolution of the mail-in option is referral to the website of an insurance provider that allows your customer to purchase insurance for stored property online. Depending upon the insurance provider you select, you may be asked to pay a nominal fee for the pre-printed materials you give to your customers or it could be free.

Pay-with-rent. Another tenant insurance program allows you to offer your customers the option of purchasing insurance and paying for their coverage along with their monthly rent. This pay-with-rent insurance option requires you to collect and account for the premiums with an insurance-tracking module in your self-storage management software program, which is now available in most self-storage management software. Also, a higher percentage of customers will purchase this option over those who are given a mail-in application or directed to a website.

An additional benefit is insurance providers will pay you a commission or administrative fee for this service. However, you may be required to obtain an insurance license to provide this service. A number of states, including Arizona, California, Florida, Illinois, New Jersey, North Carolina and Texas, have enacted limited licensure laws that specifically recognize this activity and require the facility or the individual manager to obtain a license. In other states, similar laws are either pending or the issue has not yet been reviewed and considered. At this point a liense in not required in Middle Tn.Nashville.

StorPlace Self Storage Explains the Many Uses of Self Storage and Tips for Storing

Many people use self storage for a short term such as being home from college for a semester or the summer or to keep furniture when moving from one home to another. However, for some people self storage may be a long term commitment. In that case, storing your things correctly will help protect the items you are storing and make for a much more enjoyable storing experience when you are ready to move out of your storage unit. Here are some tips for getting your things ready to store for the long term.
1.How to store a washer and dryer without damage . The only reason storage would cause any damage is if it had water or detergent somewhere in the ‘system’. These will cause degradation of the hoses or rust in the drum.

Run the washer once or twice with just water to clean out any soap residue. Disconnect the hoses from the back of the washer. Open the door of the washer and allow it to completely dry before it gets packed away (a couple of days at least). If you can see or hear any water in the washer, try and get it out.

Clean the dryer, getting as much lint out of it as possible. You might also plan on replacing the washer hoses and dryer vent when you reinstall them, just to be sure.
2.Packing china and crystal for long term storage. Purchase a box of bubble-wrap available at all Storplace Self Storage offices and wrap china in this. (Don’t use newspaper as the newsprint can rub off onto the china and damage it). You can use the styrofoam padding or pellets for around the outer edges of the boxes, on the inside, for extra protection.

3. Storing old or antique cars in storage units for a long time. Here are a few hints on how to store properly and safely.

Drain and flush the radiator; refill with new antifreeze. Place a cover of some kind over the radiator overflow line; bugs will make a home there and plug the line. Change the Engine Oil and filter. Lube all the grease fittings, the door, hood and trunk hinges. Pour a couple of quarts of light weight engine oil into the gas tank. Top off the gas tank and add a fuel stabilizer. If the gas tank has a vent line, be sure to cover it. Cover the ends of the exhaust to prevent critters from making a home in the exhaust. Remove the air cleaner and cover the top of the carburetor with light plastic and then reinstall the air cleaner. Remove the battery and store it away from the car. Put a light coat of wax on the paint and chrome. Clean the interior of the car;be sure to clean under the front seat floorboards where food debris can hide. Put a couple bags of  disinfectant  and an open box of baking soda and some mouse/rat poison in the car.
Leave the vents or windows open a little. Put the car on jack stands just high enough that the tires do not touch the ground.  This will keep the tires from getting flat spots which can happen over time if the car sits on one spot on the tire too long. Make sure you release the hand or parking brake. Cover the car with soft blankets or a car cover. Be sure the cover does not go all the way to the floor or ground, it is important for air to circulate under the car.

If you are worried about theft, remove the rotor from the distributor and store it with the keys.
Place a copy of the storage checklist in the glove box to use when you remove the car from storage.

These are just a few helpful hints if you are using storage for a long time.

6. Estar abierto a cambiar.

StorPlace Self Storage: Outstanding Results In Customer Retention

Customer retention is not only a cost effective and profitable strategy, but in the business world it’s absolutely necessary. This is especially true when you consider that 80% of our sales come from 20% of our customers and client base. With these statistics in mind, I am wondering why most marketing and sales campaigns are designed for the new customer. Hmm…  Go figure.

Take for instance the wireless telephone companies: If you sign a new contract, they give you a large rebate or even a free cellular telephone. If you are a current customer, you have the privilege of paying full price. Can someone please explain that logic to me?  With this type of promotion are we not just pushing current customers and clients to seek services elsewhere when their contract ends? Be truthful, we all do it. Perhaps we need to rethink our marketing and sales strategies, after all many experts will tell you that it’s five times more profitable to spend marketing and advertising dollars to retain current customers than it is to acquire new customers.

In years past, the importance of focusing on customer retention was not as important because it was natural for our customers not to stray. We shopped in our neighborhood shops and our corner grocery stores. We had a personal connection with our service providers and the thought of shopping at another store would have never crossed our minds.

That has all changed now. Our stores our larger; the majority of the sales personnel don’t know that you even exist. Not to mention that now we have the convenience of the Internet and do a large portion of our shopping online, where you are known by your email address. As a result, customer loyalty has disappeared and large corporations and virtual storefronts are unable to ask the millions of disloyal customers what caused them to stray. With this being said, we have the responsibility to search out the reasons.

Now, let talk about what it takes to retain our self storage tenants.  Listed below are just a few things we can do.

1. The first step is to make sure to smile when you are talking to them on the phone. This makes them feel like you have everything under control because the smile will show through on the telephone.

2. Find the right customers for your business. It is very important that the customers you acquire for your business are the right ones, since this will make it easier to retain them as time passes. You need to know your customers and cater to their needs so you can retain them in the future.

3. Select programs that won’t cost your business much but will meet the needs of storage unit your customers. If you are offering things such as a two for one special or discounts you will find your customers will appreciate it and will remain loyal to your company.

4. Follow through with what you offer. If you want to retain your customers, you must give them what you have promised, so don’t promise what you can’t deliver.

5. Now make sure to ask for feedback. Ask them how you are doing, what they would like to see, any changes they recommend, and anything they want to talk about. This will help make sure that you are in tune with them and do not get sideswiped.

6. Be open to change. This means doing whatever the customer wants, even if you don’t want to.

7.  If and when they do leave, ask them to come back if they ever need your services again. If they had a pleasant stay, you will know it, if they didn’t you will now find out.

StorPlace Self Storage Advises that You Look Before you Leap When Choosing a Self Storage Facility

If you are planning to rent a self storage space for your personal belongings, then you must be aware of certain things. As you are going to leave your most important belongings under the care of some external personnel, you must check out the provision of safety and security for your goods. This should be your most primary concern. Your personal items must remain intact while they are in self  storage. That is why you must consider these following factors before selecting the storage facility.

1. First and foremost you should check out the different locations of the self storage facilities. A good location is a must, as many things depend on this aspect. The location should be near your neighborhood, so that you can easily access the storage space at a time that’s convenient for you. If it is a distant place, then you cannot visit the self storage facility after work or when you’re out running errands. It is better if the self storage facility is on your everyday driving route. This will cut down additional transportation cost for visiting your storage space.

2. There is another important aspect related to the location of the self storage facility you choose. This is security. The self storage facility must be in a good, reliable, safe location. The self storage facilities located in the most infamous locations of the town may offer you a cheaper rate, but will you feel safe?

3. The next important thing you should consider when renting self storage is overall layout of the storage facility. The storage unit  must provide the perfect environment for storing your articles, so that there is no chance of damage to your items. The units should be clean and well lit. Preferably, select one having steel structures, as this will give you more protection. A steel storage unit is strong and sturdy, thus can restrict the damage due to any natural disaster. At the same time, the steel unit prohibits dust and humidity much better than a wooden or vinyl unit.

4. You should check out the security of the storage facility you rent. As mentioned earlier, this is the most important aspect to consider. The storage facility should at least provide you with the basic security amenities. If your storage concerns require something more like temperature control, be sure to select a storage facility that offers this, as this is not available at each and every storage facility you come across. StorPlace Self Storage offers state of the art security in Nashville,Tn.

5. If all the above conditions are satisfied by the storage facility you check into, then you can select that one to rent . However, another important aspect still lies unattended, which is the cost. Does the storage facility offer the most reasonable rate for you? You must consider this too, because you cannot ignore the financial part. Compare the offered rate with the other local storage facilities available. Sometimes, these storage facilities offer various types of deals and discounts, which might cut down the total cost to some extent. The main thing is that you must equal out the balance between your expenses and their services.

Basic Winter Weather Driving tips:
ICE OR SNOW— TAKE IT SLOW
Slower Speeds, Slower Acceleration, Slower Braking Slower Steering

  • Speed:  The faster you’re going, the longer it will take to stop.  When accelerating on snow or ice, take it slow to avoid slipping or sliding.  Ice and Snow, Take it Slow.
  • Distance:  Give yourself space.  It takes extra time and extra distance to bring your car to a stop on slick and snowy roads.  Leave extra room between you and the vehicle in front of you.
  • Brakes:  Brake early, brake slowly, brake correctly and never slam on the brakes.  If you have anti-lock brakes, press the pedal down firmly and hold it.  If you don’t have anti-lock brakes, gently pump the pedal.  Either way, give yourself plenty of room to stop.
  • Control:  When driving on ice and snow, do not use cruise control and avoid abrupt steering maneuvers.  When merging into traffic, take it slow.  Sudden movements can cause your vehicle to slide.
  • Vision:  Be aware of what’s going on well ahead of you.  Actions by other vehicles will alert you to problems more quickly, and give you that split-second of extra time to react safely.

Other things to remember:

  • First Snow or Ice:  Drivers often aren’t prepared for winter driving and forget to take it slow.  Remember to drive well below the posted speed limit and leave plenty of room between cars.
  • Black Ice:  Roads that seem dry may actually be slippery – and dangerous.  Take it slow when approaching intersections, off-ramps, bridges or shady areas – all are hot spots for black ice.  Remember, Ice and Snow, Take it Slow.
  • Four-Wheel Drive:  On snow and ice, go slowly, no matter what type of vehicle you drive.  Even if you have an SUV with four-wheel drive you may not be able to stop any faster, or maintain control any better, once you lose traction.  Four-wheel drive may get you going faster, but it won’t help you stop sooner.

Keep an emergency kit to carry in the car whether you live in Nashville,Tn., or Bowling Grenn, KY,  such as: a flashlight, reflectors, jumper cables, first aid kit and an empty gas can.  Some extra items to add: a pair of gloves for tire changes; a rain poncho, a blanket for inclement weather, along with some energy snacks, trail mix, either bottled water / sports drinks.

You should always be prepared for travel situations during winter weather. A good way to do that would be to build a survival kit for your vehicle.

Your kit should include:

Cell phone and charger
– Blankets
– First-aid kit
– A can and waterproof matches (to melt snow for water)
– Windshield scraper
– Booster cables
– Road maps
– Compass
– Tool kit
– Paper towels
– Bag of sand or cat litter (to pour on ice or snow for added traction)
– Tire chains (in areas with heavy snow)
– Collapsible shovel
– High-calorie canned or dried foods and a can opener
– Flashlight and extra batteries
– Canned compressed air with sealant (for emergency tire repair)
– Brightly colored cloth

Spring is in the Air Says StorPlace Self Storage

Everywhere you look you see signs of spring, from the daffodils popping up, to the leaves filling in on the trees, basically everything is turning much greener! This is a great time of year to get rid of the winter blues, purge all those items from the coldest season of the year and get ready for a fresh start. A lot of people do this every year and refer to it as spring cleaning.  When it is cold outside, you don’t want to be out in the cold, this leads to less activity outside and more at home. This is why when the weather warms up you see so many people out enjoying the sunshine and warmer temperatures. Spring is a very busy time for us in the self storage industry, from college students storing their dorm rooms during the summer, to people de-cluttering and spring cleaning.

Lots of people want to start fresh when they do their spring cleaning, which is why we get more activity here at StorPlace Nashville Bellevue when the weather starts warming up. People are cleaning out the winter clothes out of their closets, but don’t have anywhere to put them.  Christmas decorations are still cluttering up the garage, so why not move them into an off-site storage facility where they will stay out of the way?

A small storage space like a 5’x5’ or even a 5’x10’ can go a long way when it comes to de-cluttering and spring cleaning. At StorPlace, our ceilings are at least 8 feet tall in all of our spaces, so if you utilize space by stacking, you would be surprised how much can fit into one of these smaller units.  Always make sure to put the less frequently used items in the back of the unit, and the ones you will need more often in the front.  You also want to make sure you put the heavier items on the bottom, as opposed to stacking them on top of lighter ones.

You would also be glad to know that here at StorPlace we keep our prices competitive with our local competition, and this insures you are getting good value for your money. Remember, cheaper isn’t always better when it comes to storing your goods, you want to be able to pick them up in the same condition you left them. To insure you will find the goods in the same condition, you need to buy some good and sturdy moving boxes.

Here at StorPlace we offer a full line of boxes and packing supplies, we have a wardrobe box with a hanging bar that will accommodate even the heaviest winter jackets, the box measures 24” across, 21” deep, and 48” tall. A lot of customers use the bottom of the wardrobe box for clothes, and hang the more important items on the hanging bar. The box is priced at $11.99, and you can use it over and over again each year to alternate your summer/winter wardrobes.

If you are planning on doing some spring cleaning, and need some boxes or storage space, even if it is only for a month, contact StorPlace Self Storage.  We have 11 locations in the greater Nashville Tn. area, and even one in Bowling Green, Kentucky. Think of how much better you will feel with all those winter jackets and clutter out of the house and into your storage space!

StorPlace Self Storage Celebrates Spring and Summer Flowers

This is the time of the year that we clean out closets and make room for more things. All our things are treasures .They might be our husband’s good shirt or fishing supplies, or golf clubs that he hasn’t used in a long time. Then, there are the bicycles that we just keep cleaning the dust off so when we get time we will use them later. And we have all the camping supplies that we just keep buying hoping we will go some time. There are just some things that we can’t live without so we just keep storing things.

And there  are the outside tools we have to keep close so we can  take care of  everything  that needs to be done outside. So we  purchase  a lot of those supplies and then we need a large garage to store them in. Then we get too much in the garage and we need more space at home for the cars.

We are looking for a place with security and well lighted to go there and check the storage unit out to go though things. When it is dark, we want to make sure that we feel safe.

Then we call StorPlace Self Storage to check out the prices and sizes and availability on self storage.

When we get the StorPlace Self Storage at Cool Springs Brentwood manager on the phone, she takes all our worries away and then she tell us what we need to take care of all our things.

Some people call it spring cleaning or maybe they decide to have a garage sale or just throw it away. Some people get a storage unit and go though things and get organized so they can know what they have. Sometimes we can go though things and find a lot of treasures that we didn’t know that we had and maybe its things from our parents or grandparents. There are things that we don’t want to part with at this time so we keep it so we can hand it down to another part of the family.

And now we can start setting out flowers and spring cleaning with all the things are in storage and we don’t have to worry with that stuff anymore because it’s out of our way.

We can get the house ready to sell or maybe just clean or maybe just want paint and remodel the house. Now that will give more time to work on other things during the summer. So you can visit with your family and friends and have no worries.

Just remember when you have a lot of things to get out of your way you can always call StorPlace Self Storage  and ask them for help getting ready for the summer when it’s time to play and have fun. There are 11 locations to choose from and the managers are ready to help with all your needs and answer all your questions. They can even help you with all your packing supplies.

Please come visit us at 1006 Flagpole Court, Brentwood, TN 37027, or you can call us at 615-373-3006.
