Of course, for your lighter things like lamp shades, bed linens, towels or pillows, you can use a larger box like the 24x18x18 or even the 24x18x24 if needed. Now let’s talk about the mattress and box springs.  If there is one thing I hate to see, it would have to be a person putting their mattresses and box springs into a storage unit without using any kind of protection.  This drives me crazy. Limited financial liability. Another option is for you to act as a landlord by accepting or retaining some limited responsibility in your rental agreement. We are not talking about offering insurance to your customer. The concept is for you to accept or retain some responsibility as a service provider, and permit your customers some limited compensation for their loss as part of your rental agreement.

Your agreement probably contains a non-liability provision, and your rental charge has been set in contemplation that you will not have to respond to property damage issues raised by your customers. A number of self storage operators are currently backing away from the typical lease, eliminating any responsibility by offering customers the option of having the operator accept or retain some limited financial responsibility for damage to property in exchange for a modest increase in rent. The increased rent is charged to fund the payment to customers for damage to stored property.

The concept remains an unresolved issue in some states including Connecticut, Kentucky and Pennsylvania.

Let’s return to the original premise of this article: most self-storage operators do not offer their customers a tenant insurance option or a lease that retains or assumes some responsibility for damage to stored property, and most of those operators who do not claim it is too much trouble to do so. This is a matter of customer service, of meeting customer expectations, and avoiding problems arising from the inevitable property loss.

The optional solutions are simple to implement and will either cost you little or nothing, and could increase your revenue stream. This should be a cost-effective wake-up call. According to a 2008 survey, 73 percent of self storage operators do not offer a storage insurance option to their tenants. This same survey suggests that 52 percent of the operators not offering insurance to address property damage or theft claims believe it is too much trouble.

The truth is you can avoid trouble and maintain good customer relations by offering your customers an insurance option, or by retaining some limited financial responsibility and responding to your customers in a positive manner when their property is damaged.

Understanding Liability. The self-storage industry has worked hard to develop a strong wall of legal insulation for the self-storage operator. Statutes in most states now recognize the limited liability of the operator for loss or damage to tenants’ stored property. Many states laws are further enhanced by a provision the operator may include in the rental agreement that eliminates their legal liability for negligently caused damage to stored property.

These protections work well in theory but are often challenged in practice. Your agreement may be clear that you take no responsibility for your customers’ stored property, but when the agreement conflicts with what your customer feels to be fair and reasonable after a loss, an argument and a legal challenge may follow.

Insurance for tenants’ stored property was developed almost 30 years ago at the request of self-storage operators as a way to deal with liability issues. When your customers have a way of being compensated for their loss or damage, their motivation to argue, complain and sue is often eliminated. Rental car companies and phone service providers understand this, and so should you.

There are many ways for you to provide this service to your customer. Let’s look at your options.

Brochure applications. The oldest and perhaps simplest option is to provide your customers a brochure that will allow them to purchase insurance on their stored property through a postage-paid mail-in application included in the brochure.

A more recent but equally simple evolution of the mail-in option is referral to the website of an insurance provider that allows your customer to purchase insurance for stored property online. Depending upon the insurance provider you select, you may be asked to pay a nominal fee for the pre-printed materials you give to your customers or it could be free.

Pay-with-rent. Another tenant insurance program allows you to offer your customers the option of purchasing insurance and paying for their coverage along with their monthly rent. This pay-with-rent insurance option requires you to collect and account for the premiums with an insurance-tracking module in your self-storage management software program, which is now available in most self-storage management software. Also, a higher percentage of customers will purchase this option over those who are given a mail-in application or directed to a website.

An additional benefit is insurance providers will pay you a commission or administrative fee for this service. However, you may be required to obtain an insurance license to provide this service. A number of states, including Arizona, California, Florida, Illinois, New Jersey, North Carolina and Texas, have enacted limited licensure laws that specifically recognize this activity and require the facility or the individual manager to obtain a license. In other states, similar laws are either pending or the issue has not yet been reviewed and considered.At this point a liense in not required in Middle Tn.Nashville.

StorPlace Self Storage Explains the Many Uses of Self Storage and Tips for Storing

Many people use self storage for a short term such as being home from college for a semester or the summer or to keep furniture when moving from one home to another. However, for some people self storage may be a long term commitment. In that case, storing your things correctly will help protect the items you are storing and make for a much more enjoyable storing experience when you are ready to move out of your storage unit. Here are some tips for getting your things ready to store for the long term.
1.How to store a washer and dryer without damage . The only reason storage would cause any damage is if it had water or detergent somewhere in the ‘system’. These will cause degradation of the hoses or rust in the drum.

Run the washer once or twice with just water to clean out any soap residue. Disconnect the hoses from the back of the washer. Open the door of the washer and allow it to completely dry before it gets packed away (a couple of days at least). If you can see or hear any water in the washer, try and get it out.

Clean the dryer, getting as much lint out of it as possible. You might also plan on replacing the washer hoses and dryer vent when you reinstall them, just to be sure.
2.Packing china and crystal for long term storage. Purchase a box of bubble-wrap available at all Storplace Self Storage offices and wrap china in this. (Don’t use newspaper as the newsprint can rub off onto the china and damage it). You can use the styrofoam padding or pellets for around the outer edges of the boxes, on the inside, for extra protection.

3. Storing old or antique cars in storage units for a long time. Here are a few hints on how to store properly and safely.

Drain and flush the radiator; refill with new antifreeze. Place a cover of some kind over the radiator overflow line; bugs will make a home there and plug the line. Change the Engine Oil and filter. Lube all the grease fittings, the door, hood and trunk hinges. Pour a couple of quarts of light weight engine oil into the gas tank. Top off the gas tank and add a fuel stabilizer. If the gas tank has a vent line, be sure to cover it. Cover the ends of the exhaust to prevent critters from making a home in the exhaust. Remove the air cleaner and cover the top of the carburetor with light plastic and then reinstall the air cleaner. Remove the battery and store it away from the car. Put a light coat of wax on the paint and chrome. Clean the interior of the car;be sure to clean under the front seat floorboards where food debris can hide. Put a couple bags of  disinfectant  and an open box of baking soda and some mouse/rat poison in the car.
Leave the vents or windows open a little. Put the car on jack stands just high enough that the tires do not touch the ground.  This will keep the tires from getting flat spots which can happen over time if the car sits on one spot on the tire too long. Make sure you release the hand or parking brake. Cover the car with soft blankets or a car cover. Be sure the cover does not go all the way to the floor or ground, it is important for air to circulate under the car.

If you are worried about theft, remove the rotor from the distributor and store it with the keys.
Place a copy of the storage checklist in the glove box to use when you remove the car from storage.

Not to mention that now we have the convenience of the Internet and do a large portion of our shopping online, where you are known by your email address. As a result, customer loyalty has disappeared and large corporations and virtual storefronts are unable to ask the millions of disloyal customers what caused them to stray.   • Speed:  The faster you’re going, the longer it will take to stop.  When accelerating on snow or ice, take it slow to avoid slipping or sliding.  Ice and Snow, Take it Slow.
  • Distance:  Give yourself space.  It takes extra time and extra distance to bring your car to a stop on slick and snowy roads.  Leave extra room between you and the vehicle in front of you.
  • Brakes:  Brake early, brake slowly, brake correctly and never slam on the brakes.  If you have anti-lock brakes, press the pedal down firmly and hold it.  If you don’t have anti-lock brakes, gently pump the pedal.  Either way, give yourself plenty of room to stop.
  • Control:  When driving on ice and snow, do not use cruise control and avoid abrupt steering maneuvers.  When merging into traffic, take it slow.  Sudden movements can cause your vehicle to slide.

Everywhere you look you see signs of spring, from the daffodils popping up, to the leaves filling in on the trees, basically everything is turning much greener! At StorPlace, our ceilings are at least 8 feet tall in all of our spaces, so if you utilize space by stacking, you would be surprised how much can fit into one of these smaller units.  Always make sure to put the less frequently used items in the back of the unit, and the ones you will need more often in the front.  You also want to make sure you put the heavier items on the bottom, as opposed to stacking them on top of lighter ones.

StorPlace Self Storage Celebrates Spring and Summer Flowers

This is the time of the year that we clean out closets and make room for more things. All our things are treasures .They might be our husband’s good shirt or fishing supplies, or golf clubs that he hasn’t used in a long time. Then, there are the bicycles that we just keep cleaning the dust off so when we get time we will use them later. And we have all the camping supplies that we just keep buying hoping we will go some time. There are just some things that we can’t live without so we just keep storing things.

And there  are the outside tools we have to keep close so we can  take care of  everything  that needs to be done outside. So we  purchase  a lot of those supplies and then we need a large garage to store them in. Then we get too much in the garage and we need more space at home for the cars.

We are looking for a place with security and well lighted to go there and check the storage unit out to go though things. When it is dark, we want to make sure that we feel safe.
