We have had challenges to say the least. Over the last year, we have had changes in management. A few people have come and gone and now we are working with a two person crew. The good news about all the change, it has brought new ideas to the table, and a new way to look at things.  A new and different approach to the same task that has been in place can be a challenge to say the least. The good news about all the change, with the strong force of people who are in place, the sky is the limit.

As a new self-storage property manager, I have found that any and everything requires hard work. I take great pride in being a hard worker, but what does that mean? For me as a person, it is the push it takes to do what needs to be done! It can be something as simple as talking to each customer that comes in to make a payment, to ensuring the UPS driver makes his deliveries to the right storage units. Staying on top of things is an understatement when it comes to self-storage.  Being new to this type of business, I did not know to what extent that I would be involved in this career. My only regret, I wish I had gone into this business years ago. I have found myself relying on my past experiences on a daily basis. Not only do you have to be able to be the “fix-it” guy, but you also have to maintain that level of professionalism that our customers have come to expect. We also have to continue with our own professional growth. I have been working with the local Chamber of Commerce, which thus far, has given me even more tools and resources to branch out in the business field. Our StorPlace Self Storage location has worked with local non-profit charities to assist with the challenges they face. This is a reward within itself.

A good friend of mine tells me all the time, “at the end of the day, you have one goal”. It is true that we are not reinventing the wheel, but we have to stay diverse and open to new ideas and concepts that may take us places we didn’t previously think about. When I look back at the past year, I recall all the people who have thanked me for working with them. This is what we all have in our core, the true desire to help, and be helped by our fellow man. Life has its ups and downs. There is no question about that, but if I can do something that is going to make life, or a part of life, a little easier for someone, then I want to be that person.

I have told my assistant many times, “put yourself in their shoes”. If we approach our customers by understanding what it is like to go through a move, pack up everything we own, and move to a new town or place, we can keep the storage stress level low.  It may seem like a little thing, but the reward from it is more than I can put into words.

Outside of my work life, I can see the results of my efforts. When I was willing to help someone out when they were down and out, it comes back to us in ten-fold. The friendships I have grown through the business side of self-storage, is reflected in how I am treated and perceived in the outside world.

The Lebanon Pike location is still in the process of remodeling.

StorPlace Self-Storage is happy to announce the addition of a second facility in the Hermitage/Donelson area, StorPlace of Lebanon Pike. Central Pike Self-Storage is now StorPlace of Lebanon Pike.

StorPlace of Lebanon Pike is located on the corner of Central Pike and Lebanon Pike in the heart of Hermitage, TN. Nearby points of interest include The Hermitage (Home of President Andrew Jackson), The Grand Ole Opry, Nashville Shores, Gaylord Opryland Hotel, Hermitage House Smorgasbord, and Ravenwood Country Club.

The facility was acquired by Mr. Ed Freeman in late September of 2012. Upon acquisition, many renovations were needed to be made in order to bring the property up to our high StorPlace standards. These changes included a major cleaning overhaul provided by several StorPlace managers and employees, the replacement of over 20 broken doors on the outside buildings, landscaping to beautify the property, adding and replacing cameras and light sensors for extra security and safety, and the addition of many boxes and packing supplies for the service of our customers.

In the future, our customers can expect an even better storage experience. In the beginning of 2013, our facility will begin renovations that include a brand new store front with our official StorPlace logo, a sign with our current specials, renovated office and bathroom, new gate entry, a loading dock for our customers in heated and cooled spaces, well-lit large units, and the addition of several new parking spaces for cars, trucks, recreational vehicles, and boats.

StorPlace Self Storage Manager Reminisces

Well here we are again. Another year has come and gone. As I look back on the past year, I have to stop and take a minute to reminisce. I sit here wondering where the year went and how and the heck it went by so fast. A lot of good things have happened for me this past year, the most important thing being a very well deserved promotion. I have finally been given the opportunity to show my fellow coworkers what I can do as a property manager. I don’t want to sound conceited, but I do always work hard and try to give 110% to everything that I do. I think this can be said about each and every StorPlace Self Storage manager.

We all take great pride in what we do and how our properties look. I think I can speak for everyone when I say we hope that pride can be seen by our current and future tenants alike. And I can’t forget to mention all the pedestrians when they drive by or come onto the self storage facilities each one of us manages. We all like to operate a well maintained and clean facility. We like to keep all the light bulbs changed and lit and want to make sure the hallways are always kept up by keeping them swept and litter free. I just recently brought my leaf blower from home and blew off the property one pile of leaves at a time. I know it sounds like a big job, but the payoff was well worth it. The property looks great.

We always keep the bathrooms nice and clean as well as our offices. I personally will pick up trash as I do the lock check by stuffing it into my pockets. That’s one reason I wear cargo pants all the time, in case anyone was wondering. Sometimes when I get back to the office my pockets are bulging out from the trash I’ve collected, although that’s a very rare occasion. All of our tenants are very tidy for the most part and also does their share to keep the property clean by disposing of their trash properly. I guess you can say they too take pride in the property they rent at.

Another great thing we all like to do is keep our merchandise well stocked. You are always going to find just about any moving or packing supplies you may need at any StorPlace Self Storage facility. You will always find plenty of moving boxes in a nice variety of sizes too.

StorPlace Shares How to Reduce Crime in Nashville Self Storage

It would be great if we could say every Nashville self storage facility was invincible to crime, but the truth is, they are not. Self storage facilities are more prone to crime than many other businesses. According to an article written by Peter S. Beering there have been more than a few major incidents in self storage that have transpired over the last 17 years, such as the one in 1995 when Timothy McVeigh housed supplies in a storage facility for the ammonium nitrate bomb he used to destroy the Murrah Federal Building in Oklahoma City, or in 2007 when Georgia officials arrested an army veteran who had placed pipe bombs, grenades, C-4 and a variety of weapons in a Valdosta Georgia self storage unit.

Even though most Middle Tennessee storage facilities are equipped with State of the Art Site Surveillance Cameras, indoor and outdoor lighting systems, and pass word controlled gating and high profile locks, crime at self storage facilities will never be eradicated 100%.

Peter Beering helps us to appreciate this fact; he wrote this is in one self storage magazine: “Self storage operators and their staffs should develop and maintain relations with all of the public safety officials responsible for their areas, including the police officers that patrol their areas, the fire department, emergency management agency, and the health department. These relationships can be forged by inviting these officials to the facility for a tour, buying lunch, or by visiting the fire station. While such simple gestures seem trivial, they can greatly aid the operator when questions arise, if there are official investigations, or if help is needed.”
In additional to our usual precautions, StorPlace Self Storage have partnered with the local Nashville Authorities to help keep our tenants safe while they are using our self storage facilities. Metro Nashville police officers patrol at random our facilities day and night to help curtail crime. This is a major deterrent to the typical criminal. We also have “No Trespassing “signs visibly posted that alert the authorities to the fact that they are allowed to act in our behalf if they see suspicious activity on the property. To date this is by far one of the best deterrents self storage facilities can have. We have also trained our Property Managers and their assistant managers to be observant. They thoroughly check each unit on the property each day to make sure they have not been tampered with, in addition to carefully inspecting the grounds, fence line and surrounding areas. If any foul play is suspected the authorities and tenants are notified immediately.

One veteran Police Officer of 22 years stated that “Crime is not a police problem, it is a community problem, and therefore it requires a community solution. The police are a vital part of the community, but they cannot do this alone. They need community partners, responsible business owners and managers that are willing to help them fight crime.”

StorPlace Explains the Benefit of Climate Control Storage

If you have ever used storage ,you may have heard the term “climate control.” If not, you will hear a lot more about it today. According to Wikipedia.org, “facilities are climate controlled to prevent mold or mildew and other moisture problems. Humidity control is more important for a storage unit than temperature control. A common setting for the facility humidistat is maximum relative humidity of 50%, while a common temperature range for the thermostat is 60 degrees F to 80 degrees F.”
Now that you know a little more about climate control there are a few other things to learn about it. To have true climate control, you also need to control the humidity. Living in Middle Tennessee Nashville in the summer you can certainly see why the humidity is such a big deal. A lot of storage facilities describe themselves as having “climate control,” but in all reality, they are using the same kind of heating and air conditioning as you would in your home. Most facilities have an HVAC system, which stands for heating, ventilation, and air conditioning. While these systems are fine for short term storage, having a unit that is climate controlled aka temperature and humidity controlled is a big deal if you are planning on storing for an extended period of time, i.e. over a year. There must be decent air circulation and ventilation in your facility regardless of whether or not it is a true climate controlled unit. You can check this by looking around the ceiling of your storage unit. Is there enough room for air to pass freely into the hall or into other units, or is there a vent directly into your storage unit? If there is no space for air to circulate freely, you may want to consider another facility.
When you plan on storing for an extended period of time, you will need to periodically come back to take care of your belongings. Wipe down mirrors or pictures, and remove dust. This will ensure that your goods come out looking the same as they did when you put them in.
So before you plan on putting your goods into a storage unit, make sure you ask whether the unit is climate controlled or just heated and cooled. If it is just heated and cooled and you plan on storing for an extended period of time, there is a product called Damp Rid that you should purchase. Damp Rid has unique crystals that gather the moisture out of the air and into the kit. After 45 days the crystals dissolve and there is water in their place. One refill lasts a month and a half and costs $4.99.
